Define the hold points: what must be resolved before closing, finishing and decorating.
Before a surface is closed
Ask the project lead which investigations, trade work, required inspections and approvals must be complete before board is installed. The answer depends on the actual project; this planning sequence is not a permit or construction specification.
- Resolve the reason for any opening, damage or moisture issue.
- Identify existing-material assessment requirements before disturbance.
- Coordinate the work and checks for items that will be concealed.
- Confirm the board or assembly specified for each area with the responsible professional.
- Record who authorises the next stage.
Choose the decorative outcome early
Keep the finish schedule with the drywall brief: which surfaces remain visible, which receive texture, and which have a demanding paint or lighting condition. Include window and light locations in the conversation before finishing begins.
If cabinetry, trim or built-in furniture will change the visible surface, show the relevant drawings and ask the trades to agree their boundaries. A detail that exists only in someone’s head is easy to miss.
Use a sequence with decisions, not a fixed countdown
| Stage | Decision before progressing |
|---|---|
| Assess & define | The cause, existing materials, design and written scope are understood. |
| Coordinate & check | Concealed work and any required checks are complete before closing. |
| Board & finish | Installation and finishing follow the specified products and agreed finish. |
| Review & decorate | The responsible trades agree the surface and coating handover. |
| Complete & protect | Touch-ups, cleaning, remaining trade work and final protection are resolved. |
USG explains that cold or humid jobsite conditions can delay joint-compound drying. Agree who maintains the selected products’ required conditions between visits and who confirms readiness for the next coat or decoration. A booked painting date does not establish that compound is dry.

Give the handover a named owner
Identify who checks the surface before decoration, who supplies primer and paint, and how later damage is addressed. When several contractors are involved, a short written handover is clearer than assuming the next person will deal with it.
- Which rooms or surfaces are ready for the next trade?
- What remains incomplete or excluded?
- Who accepts the handover and records any touch-ups?
- What protection must remain until the renovation is complete?
Assign the inspection contact without sharing their access code
The Township uses MyTownship and eInspections, with permit-specific access arranged by the owner, builder or applicant. Langley City publishes a separate inspection process. Decide who will request and check the relevant inspections, then make the closing and finishing schedule depend on the confirmed release rather than simply sharing a proposed appointment.

- Identify the correct municipality and the authorised project contact.
- Keep portal access codes within the appropriate project team, outside the public estimate enquiry.
- Record any corrections and the release to board or finish before the next trade starts.
A few practical questions.
Should flooring be installed before drywall?
Agree the order with the project lead and the trades, considering access, protection, product requirements and what is already installed. There is no single sequence that fits every renovation.
When should I choose paint?
Share the intended colour, sheen and lighting while the drywall scope is being developed. A late decorative change may require the finish expectation to be reviewed.
